The short answer
ReliableAir HVAC Services repairs, maintains and installs heating and cooling equipment throughout Sunnyvale, ZIPs 94085 through 94089. We are about five miles east in San Jose and also cover Mountain View, Santa Clara, Los Altos, Cupertino and Los Altos Hills.
Sunnyvale sits roughly five miles west of our San Jose shop, close enough that a morning call usually turns into a same-day look at the problem. ReliableAir HVAC Services works on furnaces, central air, heat pumps and ductless systems across all four Sunnyvale ZIP codes: 94085, 94086, 94087 and 94089. This page explains how the local weather shapes what goes wrong with home comfort systems here, which repairs and upgrades we take on, and what the current Bay Area appliance rules actually ask of a homeowner who is thinking about replacing old equipment.
One city, two slightly different climates
Sunnyvale is flat and compact, yet the north and south ends do not feel identical in July. The neighborhoods closer to the Bay, around 94089 and much of 94085, tend to catch more of the cooling afternoon air off the water. Head south toward the Cupertino and Los Altos edges in 94087 and the summer afternoons run warmer, which matches the broader pattern in the Santa Clara Valley: the farther you get from the Bay, the hotter the dry season becomes.
That difference matters for equipment. A condenser on the south side of town may run long cycles for weeks at a stretch in late summer, so worn capacitors, tired contactors and dirty coils show up there first. Up north, the more common complaint is a system that cycles too often on mild days because it was sized for heat the house rarely sees. Winters everywhere in the city are mild and damp rather than cold, which means furnaces and heat pumps work in short bursts on chilly mornings and evenings instead of running all day.
Work we do in Sunnyvale
Most visits start with a diagnosis. We test the system under load, explain what we found in plain terms, and give you the options before any part is replaced. Typical requests from Sunnyvale homeowners include:
- AC repair for units that blow warm air, freeze up, trip breakers or refuse to start
- Heating and furnace repair, including ignition faults, failed inducer motors, cracked flame sensors and stubborn pilot problems
- Heat pump installation for households moving away from gas or replacing an aging split system
- Central AC installation, sized with a load calculation rather than a guess based on square footage
- Ductless mini-split installation for converted garages, additions and rooms the main ducts never reached
- Furnace installation when the existing unit is beyond sensible repair
- Seasonal HVAC maintenance: coil cleaning, refrigerant checks, safety tests and filter changes
- Duct cleaning and indoor air quality work such as better filtration and fresh-air ventilation
Thinking about replacing a gas furnace?
Bay Area Air District Rule 9-4 sets a zero-NOx emission standard for natural gas furnaces manufactured from 2029 onward. In practice, a homeowner shopping for a replacement after that date will find that heat pumps are the realistic choice. The rule does not order anyone to tear out a working furnace; it applies only when existing equipment fails or is replaced. So if your furnace is running safely today, you have time to plan rather than react.
A few points worth knowing before you start comparing quotes. The federal Energy Efficient Home Improvement Credit, known as 25C, covered qualifying heat pumps placed in service before December 31, 2025, and it is not available for systems installed after that. Regional programs are a different story: BayREN and your local clean energy provider may offer heat pump or electrification incentives, but amounts and availability shift with each funding cycle. We check the current offer before we put it in writing, so the figure on your proposal reflects what is really on the table.
If you also have a gas water heater, the zero-NOx date for small water heaters under Rule 9-6 was set for 2027, and the Air District Board is weighing amendments in November 2026 that could push it back. Check the latest version of the rule before you schedule that swap.
Ducts, dust and the air inside older houses
Plenty of Sunnyvale homes have been through several owners and at least one remodel. Ductwork often gets the least attention during those projects. Joints separate, flex runs get crushed in the attic, and return paths end up undersized after walls move. The symptoms are familiar: one bedroom always stuffy, a hallway that never warms up, more dust on furniture than seems reasonable.
We inspect accessible ducts, measure airflow at the registers and tell you whether cleaning, sealing or a partial redesign will make the bigger difference. Dry summers bring fine dust and pollen indoors, so a well-fitted filter rack and a higher-grade filter can do as much for comfort as any new equipment.
Scheduling a visit
Send us a request with your ZIP code and a short description of what the system is doing, or not doing. Mention any error codes on the thermostat, odd noises, smells or water around the indoor unit. That detail helps the technician bring the right parts on the first trip from San Jose. If a quick check shows the issue is simple, such as a clogged filter or a tripped float switch, we will tell you so instead of selling a bigger job.
